This was a premium residential site located near the entrance to the prestigious Tustin Ranch Golf Club in Orange County. The interesting part is that the property, previously owned by a church, was subject to an 80-page deed restriction by The Irvine Company limiting their ability to freely develop or sell the property for anything other than religious use purposes. In the end, we leveraged our political and industry relationships to carve out a deal that was beneficial to all parties involved. The church got their desired price for the land, the merchant builder we brought in paid a fair price for the land subject to obtaining the necessary approvals, The Irvine Company got to enjoy a piece of the upside as well, and Olympia collected a respectable fee for putting the deal together.
